Rental Policies and Procedures
The following policies have been established to ensure that all applicants for a property managed by Homestead Rental Property. Please read the following
polices. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Homestead Rental Property adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race,
color, creed, national origin, sex, age, marital status, or physical or mental disability.
- Each person 18 years of age or older must legibly & completely fill out and sign an application.
- The application will NOT be considered with missing or false information. All applications submitted become the property of Homestead Rental Property.
- Processing fee of $35.00 per lease holder applicant is required in order to check credit & criminal record. An additional application with a processing fee of $10.00 must be submitted for potential occupants 18 yrs & older.
- If a co-signer is necessary, they must also fill out and sign an application & pay a $35.00 non-refundable processing fee.
- Applications must be accompanied by a processing fee to be considered.
- It may be necessary for applicant(s) to call our office(s) in order to understand the necessary fees that have been listed above.
- Without the application fees as described above, your application is considered incomplete and will not be processed.
- The most convenient way to pay the required application fee is through our website, just follow the link at the conclusion of the application process. Please note that a processing fee will apply to all online payments.
- If applying in person, please pay with Money Order or Cashier/Personal check. If mailing in application, please pay with money order, cashier/personal check.

- These fees are NON REFUNDABLE, even if you are not accepted.
- Applicants must gross 3 times the amount of the rent (gross earning are before any deductions). Income may be combined by multiple applicants.
- Verification of income will be made by HRP leasing personnel.
- Self employed applicants must provide most recent tax return or other required proof of income.
- Proof of earnings from social security, child support, alimony or spousal support must be documented.
- Unverifiable income will NOT be considered.
- If pets are allowed on a particular property, the monthly rental will increase by $29.00 to $49.00 per month with a maximum of (2) small pets allowed upon approval(pet fee non-refundable). The following breeds are not allowed on our properties: Rotweillers, Dobermans, Chows, German Shepherds, Bull Mastif, Great Dane, Saint Bernards or anything mixed with. Also, any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-Bull Terrier, etc). No expections.
Approval and Move-In Conditions
Homestead Rental Property will continue to advertise an consider all other applications for the subject property until the following has been provided:
- Application(s) have been paid for, completely verified and approved.
- All income verification has been received.
- All applicants have to provide one (1) forms of I.D and a copy of their Social Security Card(s) or T.I.N. Card(s).
- Security Deposit will be accepted in the form of money order, cashier or personal check, cash (in person only) or credit card(3.26% upcharge).
- A holding deposit agreement or rental agreement has been signed.
- All applicants have three (3) business days to change their mind about unit rental in order to receive full security deposit refund.
- The security deposit will be forfeited with no exceptions.
