Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Fair Housing
T C Lewis & Co adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.
Applicant
- Each person 18 years of age or older must completely fill out and sign his/her own application.
- Each applicant must submit most recent 3 check stubs and copy of ID to app@tclewisproperties.com.
- Applications must be accompanied by a processing fee to be considered.
- Applicants must have viewed the property with one of our agents prior to having an application approved and accept the property as being in move-in condition.
- Applicants are subject to a credit and criminal history report and agree to it by submitting an application.
Application Fees
- There will be a $40.00 application fee for each applicant. Without this fee, your application is considered incomplete and will not be processed.
- These fees are NON REFUNDABLE, even if you are not accepted.
- We do not accept Section 8 or similar programs.
Credit Criteria
- T C Lewis & Co will obtain a credit report.
Income Criteria
- Each applicant must list income on the application AND submit his/her most recent 3 check stubs and ID copy to app@tclewisproperties.com
- Self-employed applicants must provide most recent tax return and three month's bank statements.
- We do consider guarantors for full-time students. Students must submit proof of active full-time student status to app@tclewisproperties.com. Guarantors are subject to more stringent requirements, and must also fill out a full application and submit supporting financial documents.
- Proof of earnings from social security, child support, alimony or spousal support, etc must be listed on the application and documented by emailing copies to app@tclewisproperties.com.
- Unverifiable income will NOT be considered.
Pets
- We’re very sorry for any inconvenience, but the following dog breeds are not approved for any of our properties based on insurance company restrictions: Rotweillers, Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc). No exceptions.
Approval and Move-In Conditions
T C Lewis & Co will continue to advertise and consider all other applications for the subject property until the following has been provided:
- Application(s) has been fully filled out, submitted, fee(s) paid, all supporting financial docs submitted, ID copy submitted, reviewed, credit check, criminal history check, and approval letter sent to your email.
- Application processing can take up to 3 business days (Mon-Thurs, 8AM-6PM) depending on the timeliness of your submission of all required documents, and responses from job confirmation, references, current or previous landlord, etc.
- Security Deposit has been received and deposit form signed.
- A nationwide criminal background search will be obtained.
- The check stubs or bank statements and photo ID copy should be emailed to app@tclewisproperties.com immediately following the submission of your application. And, until they are received, we cannot process your application.
