DISCLOSURE AND AUTHORIZATION

The undersigned declares that the information on this rental application is true and correct, and understands that false statements may result in rejection of this and any future applications for housing we manage.  The undersigned does further understand that all persons or firms associated with Corporate may freely give any requested information concerning me.

I also hereby authorize Corporate to verify my past and present employment earnings records, bank statements, previous residences and/or any information given for the purposes of renting and/or leasing through Corporate including but not limited to a credit check.  I further understand and agree that Corporate will rely upon this rental application as an inducement for entering into a rental agreement or lease and I warrant that the facts contained in this application are true.  If any facts prove to be untrue, Corporate may terminate my tenancy immediately and collect from me any damages incurred including reasonable attorney fees resulting there from.  Corporate welcomes all applicants and supports fair housing.  We do not refuse to lease or rent any housing accommodations or property nor in any other way discriminate against a person because of sex, marital status, race, creed, religion, age, familial status, physical or mental handicap, color or national origin.

Investigational Background Search Disclosure

Corporate conducts applicant screening on persons applying to live in our managed properties, such screenings may include criminal background investigations.  Prior to acceptance of an applicant, we may use an independent consumer reporting agency to search public records which may contain criminal background information regarding the applicant.  Corporate will determine if the criminal background information pertains to the applicant and if the report indicates that one or more such felony and or misdemeanor records were found.  We will then compare the records to our established acceptance policies to determine whether or not the applicant may be accepted.  If your application is declined based on the discovery of public records that indicate an unacceptable criminal background, you will be given the name, address, and telephone number of the consumer reporting agency that provided the criminal background report.  An applicant who is declined based on a criminal background may obtain a free copy of the report and may initiate a reinvestigation to have any erroneous information contained in the report corrected.  The consumer reporting agency will advise you of the procedures that you should follow in order to do so.

Valid Photo Identification must be presented prior to final approval of this application.

AUTHORIZATION: I/We, the applicant hereby authorize the management company personnel to verify all information contained on the application and conduct a full background check including but not limited to credit, bank account, employment, eviction, criminal background and authorize the management company personnel to contact any persons or companies listed on the application.

CORRECT INFORMATION: I/We, the applicant affirm that all the information on this application is true, accurate, complete and correct and agree that if this is not so, my application may be denied and/or my lease may be held in default and I/We may be subjected to eviction.  I/We the applicant, has paid the management's agent an application fee and acknowledge this fee is completely non-refundable.

NON-REFUNDABLE HOLDING FEE: I/We, the applicant(s) are submitting, the sum equal to 50% of the advertised monthly rent as a good faith holding fee, in which transfers towards future rental payments and to be retained by Lessor in the event the application is approved. If the applicant fails or refuses, for any reason, to occupy the said rental property, or if the applicant does not cancel this application/reservation within 24 hours of receiving approval for the Rental Link application (HOA Application Does Not Apply), the owner shall retain the said holding fee to cover losses due to holding said rental off the market. This fee also takes in consideration for the owners taking said rental off the market to my move in date. In the event I/We, the applicant(s) fail or refuse, for any reason to occupy the rental, the owner shall retain the said holding fee for any loss of income due to the reserving of the mentioned apartment. I/We the applicant(s) accept the fact that an additional deposit may be required, after the application process is completed. I/We have read and understand all the information contained in the Rental Application packet. Provided further, in the event this application is disapproved, this holding fee will be returned to the applicant.
