RENTAL POLICIES & PROCEEDURES

Please read the following policies.  If you feel you meet the guidelines for qualifying, we encourage you to submit an application.

FAIR HOUSING

VERDE Management LLC adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

APPLICATION FEE:

Each applicant must pay a non-refundable application fee of $50.00. Spouses are charged $25.00. All adults (over the legal age) intending to reside in the home will be subject to the application and verification process.

OCCUPANTS:

Occupancy will be limited to no more than two (2) persons in a one-bedroom apartment, four (4) persons in a two-bedroom apartment. All adults (over the legal age) will be considered as residents under the Lease Agreement and will be asked to sign the Lease as a responsible resident. No one under the legal age may apply as a lease holder.

INCOME:

Minimum rent to household income of no more than 1/3rd to total house hold income going toward housing expense. A verifiable, consistent monthly gross income from the prospective resident(s) of at least two and half (2.5) to three (3) times the monthly rent amount. Monthly debt obligations will be factored. If needed, a co-signer may be required or prepayment may be used as an option.

CREDIT HISTORY:

Applicants must have a credit report which reflects a positive payment history. Bankruptcies will be considered only if they have been discharged for at least 12 months prior to application. We look for a credit score of 650 or higher. Scores 600 to 649 will be considered with conditions.

RESIDENT HISTORY:

Applicants must have a current resident reference (apartment community or Mortgage Company) reflecting a prompt payment record and an acceptable rental history for the past three (3) years or a credit approved co-signer. Students and first time renters will be considered on a case by case basis.

EMPLOYMENT:

A company representative must verify Applicant’s employment, proof of retirement benefits, disability income or other income. For those self-employed or with non-employment income we will ask to see tax returns and / or other proper documentation.

CRIMINAL HISTORY:

Applicants and occupants may not have a criminal history that reflects any prior felony convictions or deferred adjudication for felony offense. Any applicant with Megan’s Law violations will not be considered for residency. NOTE: This requirement does not constitute a guarantee or representation that the residents or occupants residing at this apartment community have not been convicted of a felony or are not subject to deferred adjudication for a felony.

VALIDITY PERIOD:

Approved applications (other than those on our active waiting list) will remain in good standing for a period of ninety (90) days from the approval date. If the lease in not signed and / or applicant(s) fails to occupy an apartment within the available time period, the application must be re-submitted for verification and approval and a new application fee must be paid.

PETS

Any dogs with a bite history will not be permitted in addition to the following specific breeds. German Shepherd, Akita, Chow Terrier, Chow breed mix, American Staffordshire, Bull Staffordshire, or Terrier Staffordshire mix, Pitbull Staffordshire, Doberman/Doberman Pinchers, Huskies, Alaskan Malamutes, Rottweiler, Wolf-dog hybrid, Presa Canario, Cane Corsos, and any cross breed or related breeds. Additionally the above animals are not permitted to be pet-sat or cared for in any way in our community.
