Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Fair Housing
NWTradition.com adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, sexual orientation, gender identity or physical or mental disability.
Applicant
- Each adult 18 years of age or older must completely fill out and sign an application.
- When applying for a home with more than 1 applicant, a complete application packet must be present for each individual applying in order for NWTradition to consider review.
- All sections of each application must be complete and accurate. An incomplete application may be declined immediately upon being received.
Application Fees
- Applicants agree to pay a $30.00 non-refundable application fee, per adult. Without this fee, your application is considered incomplete and will not be processed.
- The application fee is payable by credit card.

- These fees are NON REFUNDABLE, even if you are not accepted.
Screening Criteria
- NWTradition.com will conduct a credit, criminal and eviction inquiry along with a person search and obtain information from current/past landlords.
Income Criteria
- We expect the applicants to have been in current employment for at least six (6) months, and the combined income is equal to three to four times the monthly rental amount.
- Self-employed applicants must provide most recent tax return and two month's bank statements.
- Proof of earnings from social security, child support, alimony or spousal support must be documented.
- Unverifiable income will NOT be considered.
- In order to expedite the processing of your application, please provide the last two months of pay stubs of all working adults.
Pet Policy
If pets are allowed for the property you are applying for, the following terms will be enforced:
- If Owner/Property Manager’s prior written consent is obtained the maximum number of pets shall not exceed two.
- The Resident shall pay $500.00 per first authorized pet and an additional $1,000.00 for the second authorized pet in the form of a refundable deposit.
- If Resident brings any pet on the rental property without Owner’s prior written consent, Resident shall pay $1,000.00 per unauthorized pet.
- The deposits collected will be held as additional general deposit funds which shall be retained or refunded pursuant to the general security deposit funds. These deposit sums shall not be construed as separate “pet deposits."
- Pets shall be properly vaccinated.
- Resident agrees to keep the rental property free of animal waste, keep full control of pets at all times, and accept full liability for pet actions.
- Resident shall remove pets that exhibit aggressive behavior, damage property, make excessive noise, or become a nuisance in any way, at the sole discretion of the Owner/Property Manager
- If any pet is required to be removed, or removed voluntarily, any pet deposit shall be retained by the Owner/Property Manager until the end of the tenancy.
- Some dogs such as Pit Bulls, Dobermans and Rottweilers may be excluded at Owner/Property Manager’s discretion.
Approval/Mutual Acceptance and Move-In Conditions
NWTradition.com will continue to advertise and consider all other applications for the subject property until applicant(s) and NWTradition.com have come to Mutual Acceptance of all lease terms and the following has been provided:
- Application(s) have been completely verified and approved.
- Applicant(s) have provided a copy of their current drivers license
- Holding Deposit of $500 has been received.
Applicants will deposit $500 with Owner as a holding deposit once mutual acceptance has occurred. This deposit will be applied to the security deposit due under the rental agreement and will remove the property from marketing. Once this deposit has been taken and Applicants back out of the transaction before entering into a rental agreement, Owner shall keep the holding deposit as liquidated damages. In such cases, Applicants waive all right to the return of the holding deposit. In the event Owner backs out of agreement, the holding deposit will be returned to Applicants. Applicants acknowledge receipt of a copy of this application, which shall serve as a receipt for the holding deposit.
- Applicants understand a $200 dollar non-refundable admin fee will be collected at move in and is separate from your security deposit.
