Rental Policies and Procedures

Please read the following policies.  If you feel you meet the guidelines for qualifying, we encourage you to submit an application.

Fair Housing

Gulfbelt Properties, Inc adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

Applicant

• Future lease signers must be 19 years of age or older to rent a house or apartment.
• Applications must be accompanied by a processing fee to be considered.

Application Fees

• There will be a $50.00 application fee for each applicant.  Without this fee, your application is considered incomplete and will not be processed.
• Any adult 18 and over that will occupy the premises must submit an application and pay the $50.00 application fee.
• You may also pay the application fee by money order or cashier's check. Personal checks are not accepted for application fees.
• Make cashier's checks or money order payable to:  Gulfbelt Properties, Inc
• Address all mail correspondence to the following address:

• These fees are NON REFUNDABLE, even if you are not accepted.

Credit Criteria

• Gulfbelt Properties, Inc will obtain a credit report.
• Future residents’ credit must be in good standing. Excessive late payments, collections, judgments, foreclosures, or owing money to a previous rental agency/apartment complex may subject the applicant to denial. Bankruptcies must be discharged or dismissed.
• Future residents must present verifiable good rental history if applicable. All addresses that appear on the credit report are verified.

Income Criteria

• Future residents must present proof of income equal to 2.5 times the monthly rent based on gross pay. We will accept:
1. Current paycheck subs
2. Copy of last two years tax return if self-employed
3. Letterhead from your employer stating your income and employment dates. *The letter must be from Human Resources or an officer of the company and must be notarized.*

Pets

• The following dog breeds are not approved for any of our rental properties:  Rotweillers, Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc).  No exceptions.

Approval and Move-In Conditions

Gulfbelt Properties, Inc will continue to advertise and consider all other applications for the subject property until the following has been provided:

• Application(s) have been paid for, completely verified and approved.
• The non-refundable application fee is 50.00 per adult. All applications will be subjected to the credit and criminal background checks. All occupants over the age of 18 will be subjected to a criminal background check.
• Homes are taken off the market and reserved for approved applicants on a first-come, first-served basis according to the order in which Good Faith Deposits are received. To remove a property from the market, we must receive a Good Faith Deposit along with your approved application. No property will be removed from the market until your application is approved and we have received your Good Faith Deposit.
