Thank you for your interest in CHAD. This online application is a 2 part process. Therefore, please allow enough time to complete this application before starting. The 1st step is to complete this online application. The 2nd step is to email all required documents below to applications@chadhousing.org. All documents must be emailed to applications@chadhousing.org within 2 hours of the application submission. If no documents or incomplete documents are not received within the allotted timeframe, your rental application will be cancelled and you will need to reapply.
When sending the email with your documents, please be sure to put your name on the Subject line and only send 1-3 emails with all required documents. Once we have received the completed online application and all required documents, you will receive an email from our Intake Specialist confirming submission of the rental application. Once you receive an email confirmation from the Intake Specialist that your application is complete, you will receive a decision within 7-10 business days.
All required documents must be provided via email to applications@chadhousing.org within 2 hours of application submission. Please review the below list for all applicable documents to submit:
- Colored copy of valid US government Issued ID for all 18 years of age and older adult occupant
- Colored Copy of Social Security Cards for all occupants
- Copies of Birth certificates for all children under the age of 18
- Paystubs for all sources of employment income for the last 90 days for each Adult occupant.
- If receiving unemployment benefits, provide Unemployment Benefit Statement with eligible period and amount. Benefits must have a duration period that will satisfy at least a one year lease term.
- If self-employed, 1099 form, last year’s tax returns and/or business bank statements.
- Last 3 months of bank statements for Checking and/or Saving accounts of each adult occupant 18 years of age or older. (Includes any type of Pay cards and/or Money apps such as Cash App, Apple Pay, Paypal)
- Current year award letter for Social Security and/or Pension Payments (if applicable)
- Court ordered Child Support document or agreed notarized letter from secondary parent and proof of payments deposited into a checking account (if applicable)
- If receiving regular weekly/monthly gift payments, a notarized letter is required along with proof of payments deposited into a checking account.
- Housing Choice Voucher Move-In Packet and Voucher (if applicable)
- Other sources of income documentation
- If you have a pet, provide a current picture of the pet, current veterinarian record, and current rabies certificate. Please note, one pet is allow with a maximum weight of 30 lbs at maturity. A $400 pet fee will be due at move-in.
Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Fair Housing
Community Housing Advocacy and Development adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.
Applicant
- The application must include all income sources for all applicants 18 years or older in the household.
- All required documents must be provided via email to applications@chadhousing.org within 2 hours of application submission.
- Please review the following admission criteria before submitting the application:
Collections/Security Deposit:
A. If applicant’s credit report shows no collection activity; only one month security deposit will be required for leasing.
B. No housing judgements within the last three years. Housing judgements under $5,000 within the last 3-5 years can be accepted if a favorable landlord verification is obtained. Housing judgement over $5,000 can be accepted if they are five years or older and a favorable landlord verification is obtained.
C. If collections within the last 2 years are between; $1,000 - $4,999, one and a half months security deposit will be required for leasing.
D. If collections within the last 2 year are between $5,000 to $10,000 will require two months security deposit
E. For applicants whose collection activity is a mortgage default due to foreclosure, CHAD will allow collections to be over $10,000. Two month’s security deposit will be required.
F. Medical bills and student loans will be disregarded.
Bankruptcy:
A. No applicant with a recent bankruptcy will be approved for leasing unless that bankruptcy was discharged.
Debt:
A. An applicant must show ability to pay rent after considering all monthly financial obligations (i.e., car payment, insurance, gas, utility bills, basic needs, child care/support, cell phone bill, etc.).
B. Monthly rental payment cannot exceed 40% of annual income.
Landlord References:
A. No eviction in the last 3 years. No multiple evictions in the last 7 years.
B. Landlord references must reflect a willingness to rent again.
Employment:
A. Applicant must have 90 days of employment at the current employer.
B. If not employed, a guaranteed monthly source of income, which may include; state ordered child support, SSI/SSDI, pension payments, annuity payments, VA benefits, or family support. (Unemployment benefits must last the length of the lease).
C. A combination of “A” and “B”.
Criminal Activity:
A. No convictions for any sexual crimes.
B. No convictions for drug related crimes.
C. No convictions for robbery or burglary.
D. No convictions for fraud.
E. No acts of violence against persons.
F. No convictions for arson.
G. No convictions involving a weapon of any kind.
- An exception for above letters B-G findings may be considered if the offense occurred at least 5 years prior to the date of the application without subsequent history of criminal activity, and other processing information supports approval.
- An exception for above letters B-G findings may be considered if the individual is able to provide documentation that indicates his/her successful participation in counseling or rehabilitation program specifically related to the criminal activity, and other processing information supports approval.
Government ID:
A. Applicant should have a valid photo I.D. and social security number. If applicant does not have a social security number, applicant must have been assigned a government Tax Identification Number. (Individuals with a Tax I.D. Number can only rent units in non-grant restricted properties).
Application Fees
- There will be a $50.00 application fee for each adult applicant. Without this fee, your application is considered incomplete and will not be processed.
- You will be emailed a link to pay the application fee once your application is complete.

Credit and Background Criteria
- Community Housing Advocacy and Development will obtain a credit report from Western Reporting as a 3rd party agency for the credit and criminal background reporting.

Pets
- CHAD allows one pet per household with a weight limit of 30lbs at maturity. When submitting the application, you must provide a current picture of the pet and a current vaccination record that includes the weight and expiration date of the last Rabies vaccine. If your rental application is approved, there is a $400 non-refundable Pet Fee due at move-in.
Approval and Move-In Conditions
Community Housing Advocacy and Development will continue to advertise and consider all other applications for the subject property until the following has been provided:
- Application(s) have been paid for, completely verified and approved.
- All 18 years of age applicants have provided a color copy of a Government Issued Photo I.D and a colored copy of their Social Security Card(s) or T.I.N. Card(s).
- Birth Certificates for all occupants under 18 years of age.
- Hold Deposit has been received
- A rental agreement has been signed.
PLEASE NOTE: If Applicant(s)' Rental Application is approved, and the parties enter into a Residential Lease_, a non-Applicant who is the policyholder for Applicant(s)' vehicle insurance will not have any possessory rights to the Premises by virtue of insuring Applicant(s)' vehicle(s) at the Premises.
