Rental Policies and Procedures

We are pleased that you have selected our apartment community as your new home. To ensure that our residents are qualified, we require that all applicants meet the following requirements. Atlantic International, Inc adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability. We do limit occupancy to: two persons in any size one bedroom apartment home, four persons in any size two bedroom apartment home, six persons to any size three bedroom apartment home, and eight persons to any size four bedroom apartment home.

TOURING THE COMMUNITY

All prospects and applicants must present a valid driver's license or photo identification in order to tour the community and view an apartment.

APPLICATIONS

Each applicant is required to complete an application for residency and pay a non-refundable application fee. A valid driver's license or other legel photo I.D. will be required for identification.

CRITERIA FOR APPLICANTS AND OCCUPANTS

All applicants must be 18 years of age or older. Immediate family members under the age of 25 could be considered an occupant. All persons 18 years or older residing in the apartment must complete an application for residency. Reoommates will be held equally and severally responsible for rental agreements and must qualify separately on all criteria. Every applicant will be verified based on the following five categories: resident history, employment history, rent to earnings ratio, credit and criminal history.

Guarantor

Guarantors must complete an application for residency and qualify under all criteria. The gross monthly income of the guarantor must also be high enough to meet the quidelines for guarantors set by the apartment community.

SECURITY DEPOSIT

A security deposit will be submitted with an application for residency. If for any reason the management decides to decline the applicant, management will refund the security deposit in full. Once the applicant is approved; the applicant must cancel within 72 hours in order to receive a full refund of their security deposit. Cancellations after 72 hours will result in forfeiture of the entire security deposit.

Falsification of the information on your rental application will be cause for immediate denial. Failure to provide the information needed to verify your history within our 72 hour time restriction will result in your being placed on a waiting list until you do provide the information.
