RENTAL QUALIFICATIONS

Procedures have been established to process applications under certain rental qualifications.  Below is a summary of those qualifications, the complete detailed version is attached with this (LINK). Applicants must be 18 years of age or older and it is the policy of the company to comply with all applicable fair housing laws including those which prohibit discrimination against any person based on race, sex, religion, color, familial status, national origin, sexual orientation or handicap. It is our practice to process applications as described below and rent to those that qualify.

  1. Income - Applicants must have monthly gross income of at least three (3) times the monthly rent.
  2. Credit - A credit report will be completed on all applicants to verify account credit risk ratings, validity of social security number and information provided by applicant.  The credit provider issues a decision on the credit portion of the application of 1) ACCEPT, 2) CONDITIONAL or 3) DENIED.
  3. Criminal History - The application will be AUTOMATICALLY DENIED with certain criminal history.
  4. Rental / Mortgage History - Applicant(s) must have a verifiable positive rental or mortgage payment history from a non-relative.
  5. Occupancy Maximum - 2 persons per bedroom.  An infant may exceed the total occupancy level by one person until 18 months of age.
  6. Animals - No more than two non-service animals, each being no more than 15" at the shoulder at full-grown stage are allowed per apartment.  Aggressive breeds will not be allowed.

Any falsification in Applicant's paperwork, providing fake social security numbers, omitting rental history, false identity, etc., will result in an Automatic Denied decision on the Application.  Sub-leasing or LEASING FOR SOMEONE ELSE IS NOT ALLOWED.  An Application does NOT hold an apartment or guarantee any given apartment.  Apartments are rented to the first approved applicant to sign a lease and pay the rent and deposit.  I acknowledge I have read and understand these Rental Qualifications.
