Rental Policies and Procedures
The following policies have been established for all applicants for a property managed by Hendricks Property Management LLC. Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Hendricks Property Management LLC adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.
- Each person 18 years of age or older must completely fill out and sign an application.
- Applications must be accompanied by a processing fee to be considered.
- There will be a 60.00 application fee for each applicant over the age of 18. You must also submit the security deposit which is equal to the first month's rent. Without this fee and the security deposit, your application is considered incomplete and will not be processed. If you submit your payment via credit card or bank draft and your application is declined or withdrawn, it will take 7 business days from the date payment was made to refund your security deposit. The deposit will be refunded to you via check and can be mailed to you or picked up at 2227 Lockhill Selma Rd, San Antonio, Tx 78230.
- You can make your payment at the end of this application with check or credit card. There is a $25.00 fee if you use your credit card. You can also pay by check, money order, or cashier's check.

- The application fees are NON REFUNDABLE, even if you are not accepted.
- Hendricks Property Management LLC will obtain a credit report and criminal background check.
- We do not accept broken leases, evictions, or open bankruptcies.
- Total income of all applicants must be verifiable and three times the monthly rent.
- Self-employed applicants must provide most recent tax return and three month's bank statements.
- Proof of earnings from social security, child support, alimony or spousal support must be documented.
- Unverifiable income will NOT be considered.
- Dog breeds not accepted, but not limited to the list below:
Akita, Chow, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Staffordshire Bull Terrier, Wolf hybrid, any mixture of the above breeds.
- There is a Pet Application Fee of $250.00 per pet.
- A current picture of each pet is required with application.
Approval and Move-In Conditions
Hendricks Property Management LLC will continue to advertise and consider all other applications for the subject property until the following has been provided:
- After approval and lease is signed, there is a $60.00 Lease Preparation Fee that will be due at time of move in.
- Application(s) have been paid for, completely verified and approved.
- All applicants must provide a form of photo identification.
- Security Deposit has been received.
- A rental agreement has been signed.
