Rental Policies and Procedures

Please read the following policies.  If you feel you meet the guidelines for qualifying, we encourage you to submit an application.

Fair Housing

Altern Properties adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

Conditions of Application Approval

Altern Properties will continue to advertise and consider all other applications for the property you are applying for until the following has been completed and/or provided:

  1. The contents of the application are completed and true.
  2. All applicants over the age of 18 are included in the application, and may not be listed as an additional occupant.
  3. If there are more than two individuals over the age 18 applying, they are to complete a separate application. You are to indicate in the Additional Comments who the primary applicant on the second application will be in order for the application to be processed at the same time.
  4. All applicants are required to provide at least one piece of valid government issued photo identification and one piece of secondary identification prior to the approval of the application. Two pieces of valid government issued photo identification will also be accepted.
  5. All applicants are required to provide employment verification prior to the approval of the application.
  6. Applicants applying for subsidy program at applicable properties must provide their most recent Notice of Assessment from the Canada Revenue Agency.
  7. To qualify without a Guarantor, you must make funds equivalent or more than three (3) times more than the total monthly rent.
  8. Altern Properties Inc. does not carry any obligation to release the details that may lead to the denial of your application.

Detailed Summary of Application Requirements

  1. Valid government-issued photo identification includes a drivers’ license, passport, or provincial identification card.
  2. Secondary identification includes a provincial health card or SIN card.
  3. Employment verification will include the following:
    1. If employed by a company for a minimum of three months, three of the most recent paystubs are to be provided.
    2. If newly employed, a signed letter of offer on company letterhead is to be provided and any recent paystubs if possible.
    3. If self-employed, must provide most recent tax return and three months’ of company bank statements.
    4. If new to Canada, bank statements or similar fund verification must be provided.
    5. If a student, proof of enrolment must be provided and a copy of student loan/scholarship information must be provided.
    6. If an international student, must provide copy of student visa and bank statements or similar fund verification.
    7. Proof of earnings from social security, child and/or spousal support, alimony, pensions, or any other government supplemented income must be provided or it will not be considered.

Guarantor Requirements

  1. Guarantors are required to be listed on the application or on a separate application for applicants who make less than three (3) times the total monthly rent.
  2. Guarantors are subjected to the same requirements as listed under CONDITIONS OF APPLICATION APPROVAL.
  3. Guarantors and the applicants must both be present at the time of signing a tenancy agreement if the applications are approved.

Pet Conditions

  1. All pets that will occupy the premises must be listed on the application; no more than two pets can occupy the premises at any given time.
  2. Dogs that are more than 20” in height (from the floor to the top of their head) will not be accepted.
  3. Saskatchewan-based applications will be subjected to one-time maintenance fees and monthly pet fees.
  4. Manitoba-based applications will be subjected to a refundable pet deposit up to or less than the monthly base rent. Pets MUST be declared to Altern Properties Inc. prior to allowing the pet on to the premises.
  5. The following dog breeds will not be accepted: Rottweilers, Dobermans, any breed known as a “Pit Bull” (including American Staffordshire Terriers, American Bulldogs, American Pit Bull Terrier, etc.) All other dog breeds are to be reviewed on a case by case basis.
  6. The following pets are banned: exotic pets, snakes, rodents (rats, mice, etc.), birds, or insects.
  7. Service animals must be registered and certified, with supporting documentation provided, prior to approval of the application.
